

The owner of the property known as Lower Withial Farm Cottages EAST PENNARD let the said property on a short term holiday arrangement and occupation of any of the properties does not form an assured tenancy.
A contract will have deemed to be entered into between the owners and the person making the booking (the tenant on receipt of the total agreed payment)
We request a deposit of 30% of the total rent as a reservation fee and the balance 4 weeks prior to arrival. Group Bookings may be subject to a 10% surcharge. Or a returnable deposit per barn (see group bookings terms & conditions)
Late bookings (within four weeks of arrival) payment mush be made in full on booking.
We ask that arrival time is from 3pm and departure by 10am (any variation must be agreed by the owners).
In the event of cancellation this must be given in writing as soon as possible. The owners will endeavour to re-let the property and if so will refund any monies less a reasonable percentage to cover administration costs. It is suggested to purchase insurance to cover any eventuality.
Tenants are liable for any damage to the property, fixtures and fittings, and should notify the owners if any damage/breakages occur.
The owners reserve the right to repossess the property without compensation should any person other than those specified on the booking form occupy the property during the holiday period unless agreed by the owners.
The owners shall not be liable to the tenants or other for any accident, damage injury or loss of personal belongings which occurs during the said occupation.
If for any reason the property becomes unavailable the owners will reimburse the tenant any monies paid.
Should the tenant have reason to complain during their occupancy the owners must be given the opportunity to resolve such problems. No complaints will be considered after the holiday period.
In the event of group bookings it is our custom to request a £50.00 per Barn Holding deposit at the time of the booking. This amount is totally refundable provided:
The need for our recycling is limited to the containers provided or arrangements are made for the disposal. The premises left in a clean and tidy condition with dishes, cutlery etc, washed and put away. In the event that furniture, crockery etc is moved from one cottage to the other, that it is all be returned to the original position. Should it be necessary to rectify the condition of the cottages, function rooms, recycling, etc there may be a charge deducted from your deposit. It is only on very rare occasions that we have had any difficulty and never have we had to exercise this option. Your deposit refund will be credited to your account or a cheque in the post within 24 hours of departure.
